For our clients who are able to be at the inspection, we will review the inspection onsite, answering any questions about possible defects, or instructions for operating systems. For our clients who are not able to attend the inspection, please note that we email all of our reports within 24 hours of the inspection and we are more than happy to reply to any questions via telephone or email.

While we do a very thorough job, we are fully aware that you are not in the construction/inspection business and therefore we strive to make our reports user-friendly and easy to understand.

Notwithstanding, whether you can attend the inspection or not, as you go through the process of a real estate transaction, we will remain available to you to help with any questions or issues that may arise.

Our goal is to thoroughly inspect the property and clearly identify to you any issues that are found. Our hope is that you would be present to observe the inspection, as well as have a discussion onsite regarding our findings. We take pride in our report and our goal is to provide a clear and concise report to our client. Our reports are delivered within 24 hours.

It’s important to remember that a reputable home inspector will also point out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After the inspection, you will have a much clearer understanding of the property you are about to purchase, giving you confidence and peace of mind.

What’s more, home inspections are not just for new homebuyers. For existing homeowners, an inspection may be considered in order to identify problems-in-the-making, and to learn important preventative measures that can help avoid costly future repairs. If you are planning to sell your home, you may also wish to have an inspection prior to placing your home on the market. Be advised that this inspection is confined to visual and accessible areas only. Inspectors shall not inspect any area of the property considered dangerous or hazardous to their safety and health. The purpose of the inspection is to give the client an overview of the general condition of various systems in the property, both structurally and component-wise.

Be advised that inspectors are not engineers and can only render a visual report on the functional conditions of the structure and components at time of inspection. The inspectors do not note cosmetic or aesthetic conditions.

Be advised that warranties and guarantees are not given on any inspected components. The inspector’s report is limited to the day and time of inspection and cannot be liable for future unforeseen malfunctions of any components.

Some inspection components may or may not be covered by your Real Estate Contract. Consult your Realtor or attorney regarding your contractual conditions. Although some safety issues may be addressed in this inspection, this inspection is not a safety or code inspection. This inspection may not reveal all deficiencies but is intended to help reduce some of the risk involved in purchasing a property.

The client agrees and understands that the maximum liability incurred by the Inspector/The Company for errors and omissions in the inspection shall be limited to the inspection fee. The client agrees that if a dispute between the client and company results from this inspection, arbitration will be required to be performed by Construction Arbitration Services, Inc. If the dispute cannot be resolved through arbitration and if the client initiates a lawsuit against the company, then the client shall be responsible for all court costs and attorney fees.

The client has employed this inspection company to perform a visual inspection of all accessible areas and components at the time of inspection. The client was present, or had the opportunity to be present, and accompanied the inspector during the inspection and does not hold the inspection company and/or inspector liable for future malfunctions or replacements needed of structural systems or components of the property inspected.
